How long does a Septic System last?
I'm thinking of buying a house that has failed the title 5. This house is only 9 years old and it is in Western Massachusetts. It seems it shouldn't need a new septic system being this young. Could it need just a repair? How long does a septic system last?
Update:Tricia, What doesn't sound like much a a bargain?

Without proper care failure is possible in 9 years.
Septic systems should last 20 years or more! Do not buy that house unless whomever owns the house replaces the septic system. I think it is against the law in Mass to sell a house that needs a new septic system! This is not a bargain because septic systems are expensive to replace! Ask your real estate agent about this issue.
My House was built in the early 50's and has never had any problems with the Septic System . We clean it out regularly every three years and except for having a pair of glasses jam the line have never had any other problems. Every few months We pour a cup of Septo Bac down the Toilet but except for that We don't do anything special. We don't smoke so have never flushed butts down the toilet and My Wife uses very little Bleach or anything else that can kill the Bacteria in the Tank. But We do flush past due food and Coffee Grounds and have never had any problems.
Usually a septic system will last indefinitely if it is properly constructed and maintained. The person or agency that did the inspection should be able to tell you the extent of the problem. Good Luck
septic systems routinely need care. after about 10 years need completely cleaned out or possibly replaced. bottom line replacement will run at least 6,000 -9,000.doesn't sound like much of a bargain
Most likely just needs to be pumped out. Have a Professional look at it.
A new system to conform to EPA regulations can cost you upward of 10k since it must be designed by the Board of Health.
