Should I do a perc test or have a septic system designed?

I have a couple of lots in PA, about 2 acres or so in size. I want to make them attractive by having the sewage issue clarified going forward. I don't know whether to have a perc test done, which I've heard can drag out and blow up in my face, hunting for a good spot. Or, I could simply have a system designed by an engineer precluding the need for a perc test and making the process easier, or so it would seem. Cost is also a factor. What would be the most sane way to go? Thanks in advance.

  • each area has different requirements. I would talk with the engineer and find out what your area required.

    Yes, having the perk in place when you sell is best. A wise buyer will want the sale contingent on the lot perk test. And I know in my area (MD), this can only be done in the spring.

  • Perc test is cheaper but I think they're only valid for 6 months. The septic tank and drainfield size is based on the number of bedrooms. You would have to make some assumptions to have a system designed now.

  • The Perc test would be the cheapest method but it might not enhance the value or marketability of the property unless the buyer requested it as a condition of the sale.

  • You can always get a soil scientist to perk test. They will tell you how many bedrooms it perks for. Sounds as if it perks bad you can get a engineer out.

    So my advice is perk test it. Then engineer if it does not work out.
